Hurst-Rosche Marion Office
Hurst-Rosche recently completed the adaptive reuse of a pair of buildings in the historic downtown of Marion, IL. The site had been the location of mercantile, pharmacy, and most recently a furniture store. The buildings were originally constructed in 1895 and 1915. The completed project houses the Hurst-Rosche Marion branch Office, as well as providing available lease space for professional and service related businesses. Current tenants include a web services developer relocating from Oklahoma City and a branch ticket office of Nantucket Airlines which has a local passenger service hub.
The structures are a combined 14,000 square feet in the 2 two-story buildings. HR occupies approximately 6,000 sf, there is approximately 1,000 sf of common public space, and 7,000 sf of lease space. The exterior was restored and reconstructed to be period accurate with wood storefronts, double hung windows, and period lighting. Although these features are historic in design, they afford the latest in energy efficiency in performance and quality. The interiors of the spaces are very modern in design specifically tailored to each occupant largely using a “loft” or “urban reno” type theme.
